RENTAL CRITERIA

Credit and Background History: Not only must Applicant must have acceptable credit history, additionally, all Applicants must meet our Criminal History Criteria.  Applicants that are registered sex offenders will be denied.   Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner.  All other felony convictions must be more than 5 years old.  Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least 2 years old.  Successful completion of any felony sentence at least 5 years ago and no new criminal activity for at least 5 years before this application is also required.  No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted.

If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application and Management will review that information on a case by case basis.

 

Rental History: We require satisfactory rental history.  We contact your previous residencies to see the number of times you where late, how you maintained the property and the overall condition of the property. Applicant will be denied if another rental agency is owed a debt.

 

Employment History: We must be able to verify that you have a gross monthly income of at least 3 times the monthly rent.  Residents over 18 may combine incomes. You must provide proof of income through copies of pay-stubs and/or tax returns. Assets and other sources of income and payment may be used in the calculation.

 

Pets: The pet policy varies from property to property. There is a non-refundable pet fee of $150 per pet. Chows, Rotweiler, German Shepherds, Doberman Pinchers, Wolf hybrid and Pit Bulls will not be allowed.  Any assistive animal will be accepted.

 

Security Deposits:  The typical security deposit is equal to one month's rent. The security deposit is 100% refundable to you as long as no damages occur to the property and it is in the same condition it was rented with no additional cleaning needed.  In addition there is a cleaning fee for carpet cleaning. The security deposit may be more depending on your ability to qualify for the property.

 

Renters Insurance: We require that the tenant obtain renters liability insurance and it is recommended that tenant also obtain personal property insurance.

To apply:

  • 1. Fill out application, any missing information may result in delays.
  • 2. Submit $45(non-refundable) application fee per adult (cashier's check, money order)
  • 3. Submit copies of pay stubs showing sufficient income to qualify
  • 4. Copy of Driver's license or alternate ID for all applicants

It is unlawful and a violation of company policy to discriminate against any person based on race, color, religion, sex, national origin, handicap, or familial status. Application Process

  1. Applications are processed on a first come basis
  2. Applicant has 24  hours to submit a complete application from the time the first application is submitted, at that point we can accept new applications and you will lose your spot. A complete application consists of applications from anyone 18 years of age or older living in the property including all supporting documents that we request.
  3. Once the application has been approved. we need to have the lease signed and deposit collected within 2 business days. If it is not. then we can accept new applications and you will lose your spot.
  4. Application is good for 30 days. After that time we will need a new application.
